Homeowners and listing agents should be aware that the community's covenants state that "No signs of any
kind shall be displayed to the public view on any Lot or inside the dwelling
except for one (1) real estate "For Sale" or "For
Rent" sign not to exceed six (6) square feet in size."
The community does not require use of a standard real-estate sign, but agents
may only place a single real-estate sign in the front yard of the
seller's home. On open-house days, an agent may place balloons or other
non-signage materials temporarily in the seller's front yard, but must
remove those materials immediately after the event. With the exception of signs noted above, homeowners and agents are prohibited
from placing advertising or signage materials of any kind (including
open-house signs, sale-signs, directional signs, streamers, balloons,
or other promotional materials) at any other location within the
community. All such items are subject to immediate removal and disposal
without notification. Failure to comply with this requirement may result in fines levied against the homeowner. No waivers or special exceptions can be granted by the Board. The homeowner is responsible for complying with sign regulations, for providing the
agent with the HOA's policies, and for ensuring that the agent follows
those policies. The real estate agent is responsible for requesting the HOA's signage policies either from the homeowner or the association's property manager.
